Teacher Next Door’s stated mission is to increase home ownership, support community development and increase access to affordable housing, free from discrimination.  So why is home ownership so important?  The following research from multiple sources speak clearly to the importance of home ownership in America:

  • Children of homeowners are significantly more likely to stay in school until age 17 than children of renters, especially in low-income households, according to a study in the Journal of Urban Economics.
  • Children in home owning families outperform children in renting families in both math and reading achievement tests, even when other factors are the same. These children will have fewer behavioral problems, higher educational attainment and greater future earnings, according to a study by an Ohio State University economist.
  • The graduation rate for children of homeowners is 19 percent higher than for renters, and they are twice as likely to acquire some post secondary education, according to a study in a journal published by the Federal Reserve Bank of New York.
  • A 2014 study by the Federal Reserve Bank of Boston of homes with a student about to enter college found that a modest increase in home value for homeowners led to an increase in the child’s earnings later in life, while an increase in a property’s value for renters led to a decrease in the child’s earnings.
  • “A safe, decent, affordable home is like a vaccine,” Dr. Megan Sandel of the Boston University School of Medicine testified to Congress in 2007. “It literally prevents disease. A safe home can prevent mental health and developmental problems, a decent home may prevent asthma or lead poisoning, and an affordable home can prevent stunted growth and unnecessary hospitalizations.

While it’s true that home ownership will not solve every problem, we are proud to do our part to help families across America realize their dream of becoming homeowners.

March 18, 2018 - Lakeland, FL  Florida high school math teacher and first time home buyer, Wanda Miller, is the latest recipient of the Teacher Next Door housing grant.  On Friday, Wanda and her family closed on their new home in Lakeland and received over $5,000 in home buyer assistance through the Teacher Next Door Program.    

 

Often, saving for a down payment is the biggest challenge facing first time home buyers.  Teacher Next Door is the largest National Home Buying Program in the U.S. Through this nationwide program, teachers may receive grants, downpayment assistance and other benefits to help them achieve the dream of home ownership.  While many program participants are first time home buyers, this is not a prerequisite to participate.

The Teacher Next Door Program is not just for classroom teachers.  All school employees, including support staff and administration are eligible for the program and receive the same benefits, with the exception of HUD's GoodNeighbor Next Door program, which has additional limitations.

Teacher Next Door currently has down payment assistance available up to $10,681.00.  In addition, there are home buying GRANTS available up to $4,170.00. (More in some areas.)  The program is NOT limited to only classroom teachers.  All school and district employees, including, administrators and support staff are eligible.

"Hey Jose, April, and everyone who was involved and played a huge role in making this teachers dream come true. From the bottom of my heart I want to say thank you for everything you all have done for me and my family. At times this journey became difficult, even to the point that I was ready to throw in the towel and give up. There were many sleepless nights and tears shed in this journey but, you all were a motivating and driving force to keep on going. I know it was not easy on your end by no means but, you all stuck with us and saw this through. My son who was recently diagnosed with autism was my biggest driving force to hang in there and keep trying to make this work. You might not know but all your efforts were for him and to give him a better life. I truly appreciate all the hard work you all did and will forever be grateful for that. When it comes to Teacher Housing Programs, no other program brings more benefits to the table than Teacher Next Door.  Teacher Next Door is the largest national housing program for teachers in the United States.  

Teacher Next Door recently announced increased grant amounts up to $6,000.00 and down payment assistance of up to $10,681.00, for a combined total of as much as $16,681.00  in assistance.  This free program for teachers is available in all 50 states and DC.  Through Teacher Next Door, you may purchase any home on the market, not just HUD homes.  There are no fees to apply and a licensed Teacher Next Door Realtor®  Partner will help you find a home, write and negotiate the contract and represent you from start to finish, all at no charge to you.

Another teacher housing program is HUD's Good Neighbor Next Door Program.  This is the HUD program that allows winning bidders to purchase a home for 50% of the appraised value, with only a $100.00 down payment.  If there is a HUD Good Neighbor Next Door home available in your area, Teacher Next Door may help facilitate the purchase.  Although HUD's Good Neighbor Next Door is a wonderful opportunity if you are the lucky wining bidder, homes are extremely limited and there are several additional restrictions.

The Teacher Next Door Program was developed to be much more inclusive and benefit a far greater number of people.  None of the restrictions for HUD's Good Neighbor Next Door apply to the Teacher Next Door program.  For example, through Teacher Next Door you may purchase any home, not just HUD homes.  You may buy in any neighborhood, not just the HUD revitalization areas.  You do not have to live in the same area you teach and there is no three year occupancy requirement.  In addition, you do not have to use any special lottery style or auction bid.
